Plymouth Real Estate Comparison: Wayzata vs. Robbinsdale School Districts February 2025
Plymouth is a sought-after suburb of Minneapolis, and homebuyers often consider school district boundaries when purchasing a property. Two of the largest districts in Plymouth are Wayzata School District and Robbinsdale School District. Understanding the differences between these areas can help buyers and sellers make informed decisions about home values, market trends, and property characteristics.
The Wayzata School District has 26 active listings with a median list price of $787,500, while the Robbinsdale School District has only 5 active listings with a median list price of $379,900. This means homes in the Wayzata district are priced 107 percent higher than those in Robbinsdale, reflecting the larger home sizes and increased demand.
Pending sales data also highlights key differences between the two districts. Wayzata has 20 pending listings with a median list price of $807,500, spending an average of 54 days on the market. Robbinsdale, with only 4 pending listings, has a median list price of $489,450 and an average of just 14 days on the market. This suggests that while Wayzata homes command higher prices, they take 285 percent longer to sell than Robbinsdale homes, which move much faster due to their affordability.
Looking at the past 12 months of sales, Wayzata had 300 total sales with a median closed price of $620,000, spending an average of 23 days on the market. In Robbinsdale, 144 homes were sold, with a median closed price of $432,500 and an average of 19 days on the market. Wayzata homes are priced 43 percent higher but take about four days longer to sell on average.
The single-family home market shows even more contrast. Wayzata recorded 300 single-family home sales at a median price of $760,000, spending 19 days on the market at an average of $219 per square foot. In Robbinsdale, 82 single-family homes sold for a median price of $510,000, spending only 12 days on the market at an average of $197 per square foot. This means Wayzata homes cost 49 percent more per sale and 11 percent more per square foot, while Robbinsdale homes sell 37 percent faster.
Townhouses in Wayzata had 139 sales over the last 12 months, with a median price of $367,500 and an average of 26 days on the market. The average price per square foot was $212. In Robbinsdale, 34 townhouses sold for a median price of $325,000, spending 28 days on the market at an average of $187 per square foot. While Wayzata townhouses cost 13 percent more per sale and 13 percent more per square foot, Robbinsdale townhouses take slightly longer to sell.
The condo market is the smallest in both districts, with only 7 condo sales in Wayzata over the past year at a median price of $225,000 and an average of 32 days on the market. The average price per square foot was $194. Robbinsdale had 28 condo sales at a median price of $151,000 and an average of 923 square feet, with a price per square foot of $172. Wayzata condos are 49 percent more expensive, but inventory is much lower, making them rarer in the market.
For buyers, Wayzata is the better option for those looking for luxury homes, larger properties, and higher resale values. However, Robbinsdale offers a more affordable alternative, with faster-moving properties and solid home value appreciation. For sellers, Wayzata homes sell for higher prices but take longer to sell, making competitive pricing essential. Robbinsdale homes, on the other hand, move much faster, which may result in strong demand and multiple offers.
