Lastly, the location is definitely nice for south Minneapolis.   The property is in the Hale school district, which is ranked as one of the best in Minneapolis and the Seward Co-Op down the street is totally changing the whole community.  I have been there over 20 times in the last 3 months and just over the last 3 months the store has raised $70,000 for local charities in Minneapolis.  All that money has been raised by people who go to the store, spend money, and then round up to the nearest dollar for their purchase.  The amount they round up goes to the charities.  So I see this area doing very well long term.
