This is one of my favorite ramblers I have been in all year. Its only blocks away from Lake Nokomis, Minnehaha Parkway and the popular 54th and 34th Ave eatery.  So the location is A+.  Keewaydin Park and Elementary School is right down the street so you can bring the kids or dogs to the park and play for hours.  Lastly, the house is just north a few blocks of the flight path so the noise isn't nearly as bad if you were 5 or 6 blocks west or south.
